General Terms and Conditions

Rental

 

  1. Reservation and Payment:

1.1. The reservation of a vacation rental is confirmed upon receipt of a deposit of [amount] within [number] days after making the booking.

1.2. The remaining amount must be paid [number] days prior to the check-in date. For reservations made within [number] days before the check-in date, the full amount must be paid immediately.

1.3. Payment can be made via [payment method], as stated on our website.

 

  1. Cancellation and Changes:

2.1. Cancellations must be made in writing. For cancellations up to 14 days prior to the check-in date, 20% of the total amount will be charged as cancellation fees. For cancellations within 7 days before the check-in date, the full amount will be charged as cancellation fees.

2.2. Changes to the booking are subject to availability and must be requested in writing. Additional costs may apply.

 

  1. Check-in and Check-out:

3.1. Check-in is possible from 4:00 PM on the day of arrival. Check-out must be done before 11:00 AM on the day of departure, unless otherwise agreed.

3.2. A security deposit may be requested upon check-in. This will be refunded within 7 days after check-out, following an inspection of the property for any damage or missing items.

 

  1. Responsibilities and Liability:

4.1. The tenant is responsible for the use of the vacation rental and compliance with the house rules and local laws.

4.2. The owner/landlord is not responsible for any personal injury, loss, or theft of the tenant’s belongings during their stay in the vacation rental.

4.3. Any damage to the vacation rental and/or its inventory must be reported immediately to the owner/landlord.

 

  1. Force Majeure:

5.1. In the event of force majeure, such as natural disasters or other unforeseen circumstances, the owner/landlord may cancel or modify the booking. The tenant will be notified as soon as possible and will be entitled to a refund of the amount already paid.

 

  1. Applicable Law and Disputes:

6.1. These general terms and conditions and the rental agreement are governed by Belgian law.

6.2. Any disputes shall be submitted to the competent courts of Antwerp.

 

By making a reservation, the tenant declares to agree with these general terms and conditions.

Pets or Animals
  1. Pets or Animals:

1.1. Pets or animals are allowed in the vacation rental upon prior request and confirmation by the owner/landlord.

1.2. The tenant must provide accurate information about the type, breed, and size of the pet or animal when making the reservation.

1.3. The owner/landlord reserves the right to deny the request to bring a pet or animal without providing any reason.

 

  1. Pet Policy:

2.1. The tenant is fully responsible for the behavior and actions of their pet or animal during the rental period.

2.2. Pets or animals must be well-behaved, properly trained, and under the control of the tenant at all times.

2.3. Pets or animals are not allowed on furniture, including beds and sofas, unless specifically permitted by the owner/landlord.

2.4. The tenant must ensure that their pet or animal does not cause any damage to the vacation rental or disturb other guests or neighbors.

 

  1. Additional Charges and Deposits:

3.1. The owner/landlord may require an additional pet deposit or charge a pet fee for bringing a pet or animal to the vacation rental.

3.2. Any additional charges or deposits related to pets or animals will be communicated to the tenant prior to confirming the reservation.

 

  1. Liability and Damages:

4.1. The tenant is liable for any damages caused by their pet or animal to the vacation rental, its contents, or any third-party property.

4.2. The tenant agrees to indemnify and hold harmless the owner/landlord from any claims, damages, or liabilities arising from their pet or animal during the rental period.

 

  1. Pet Health and Safety:

5.1. The tenant must ensure that their pet or animal is up to date with vaccinations, flea/tick treatments, and any necessary health requirements.

5.2. The tenant is responsible for cleaning up after their pet or animal and properly disposing of any waste.

 

  1. Termination of Stay:

6.1. In the event that a pet or animal causes significant disturbances, damages the vacation rental, or poses a threat to the safety or well-being of others, the owner/landlord reserves the right to terminate the tenant’s stay immediately, without any refund.

 

  1. Acceptance of Terms:

7.1. By requesting to bring a pet or animal to the vacation rental, the tenant acknowledges and agrees to comply with these general terms and conditions regarding pets or animals.

Please note that specific rules and restrictions may apply to certain types of pets or animals, and the owner/landlord’s decision regarding pet approval is final.

Smoking
  1. Smoking Policy:

1.1. Smoking is strictly prohibited inside the building, including all interior areas, rooms, and common spaces.

1.2. Designated smoking areas are available outside the building. Please use the highlighted smoking spot provided.

 

  1. Non-Smoking Policy Enforcement:

2.1. The tenant agrees to comply with the non-smoking policy and refrain from smoking inside the building.

2.2. If smoking is detected inside the building, the tenant will be held responsible and subject to a fine of 400 EUR.

 

  1. Responsibilities and Liabilities:

3.1. The tenant is fully responsible for their own actions and ensuring compliance with the non-smoking policy.

3.2. The owner/landlord and property management team are not liable for any health-related issues or damages resulting from smoking inside the building.

 

  1. Damages and Cleaning Costs:

4.1. In the event that smoking occurs inside the building, resulting in lingering odors, stains, or damage to furnishings, the tenant will be responsible for any additional cleaning or repair costs incurred.

4.2. Any necessary cleaning or repair costs will be deducted from the security deposit or charged separately to the tenant.

 

  1. Agreement to Terms:

5.1. By occupying the premises, the tenant acknowledges and agrees to comply with the non-smoking policy outlined in these general terms and conditions.

5.2. The tenant further understands that failure to adhere to the non-smoking policy may result in financial penalties and/or termination of the rental agreement.

Please note that smoking is only permitted in the designated outdoor smoking area, and any violation of the non-smoking policy will be taken seriously and may result in financial consequences.
